Casa Isoble, Sant Elm

A stone house in a garden of pines and bougainvillea, a few minutes from the sea.

A stone house near Sant Elm, on its own plot of seven thousand square metres

Exposed stone, wooden beams and a fireplace for the winter. Four bedrooms and three bathrooms, a terrace under the bougainvillea, a barbecue terrace among the olive trees, a pool on a wooden deck, a petanque court, a garden house and a water garden. The beach and the restaurants of Sant Elm are a few minutes by car, Andratx about ten.

The setting

A house hidden in its own garden

Casa Isoble sits in the countryside behind Sant Elm, the small seaside village at the western tip of Mallorca, across the water from Sa Dragonera. The lane ends at the gate, and the garden climbs around the house between olive trees, palms and pines.

The beach and the harbour at Sant Elm are a few minutes by car. Andratx, with its market and its shops, is about ten minutes, and Palma about forty.

Seven thousand square metres of garden, with room to plant more.

The house

Stone, wooden beams and a fire for winter

Inside, the house is warm and simple: white walls, exposed stone, wooden beams and terracotta floors. You come in through an arched wooden door into a hall with the stairs. The living room runs into the dining area and the kitchen, with a fireplace for the cooler evenings.

There are four bedrooms and three bathrooms. The main bedroom opens straight onto the terrace.

Outside

Long days in the garden

Under the pergola, the bougainvillea gives shade over the terrace. A few steps away is the barbecue terrace among the olive trees.

Up in the garden, the pool sits on a generous wooden deck with loungers, below the old stone terraces and the pines.

The garden

Seven thousand square metres to live in

The garden is what makes Casa Isoble. Lawns under the palms, a garden house with a table outside, curved stone steps between the terraces, a petanque court for the evenings, a water garden and the pine woods all around.

Move-in-ready means the house and garden are handed over cleaned, furnished and planted, with the terraces and the pool ready to use. That is the house at €1,800,000. If you would rather buy it as it is today and make it your own, it is €1,700,000.

The garden and the house as they are today are shown in the gallery below.

Sant Elm

Down in the village

A few minutes down the road, Sant Elm has a sandy beach, clear water over the rocks and a promenade of restaurants and cafés looking out to Sa Dragonera. Boats leave from the harbour for the island in summer.

Close enough for a swim before breakfast and dinner by the sea.

Sant Elm — the village at the end of the road, facing Sa Dragonera

Sant Elm is a small seaside village at the western tip of Mallorca, with a beach, a harbour and a handful of restaurants looking across to the island of Sa Dragonera. Andratx is about ten minutes by car, and Palma about forty.

Costs and tax

What it costs to buy it, and what it costs to hold it.

Most buyers of a house like this live somewhere else, so the honest answer has two halves: what Spain charges, and what your own country does with it afterwards. Here is the first half, in full.

Buying the whole house

€1,700,000

Transfer tax (ITP), Balearic scale€174,000
Notary and land registry€2,100
Your own lawyer, about 1 % + VAT€21,000
Agent commissionpaid by the seller
Total, to complete€1,897,000

While you own it

Every year, whole house

IBI, the council taxsee the file
Imputed income tax, if you do not let it19–24 % of a notional 1.1–2 %
Rental income, if you do let it19 % of profit, EU/EEA
24 % of gross, others
Wealth tax, on Spanish assets over €700,000Balearic scale

When you sell

Whatever you paid, this comes later

Capital gains, non-resident19 % of the gain
Withheld by the buyer, on account3 % of the price
Plusvalía, the town hall’s land taxtwo methods, lower applies
Purchase costs and invoiced improvementsreduce the gain

The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.

Then your own country

Spain taxes the house. Your country taxes you.

A treaty decides which one gives way, and the mechanism differs by country. Pick yours — each opens in a new tab.
