An eco finca near Santanyí with an ETV licence
A stone finca standing in its own 17,750 m² of olive grove and lawn, out on the Campos plain. Five bedrooms, room for ten, a heated pool — and a rental licence that lets the house work when you are not in it.

The house came out of the ground it stands on
They dug the foundations and built the walls from the stone that came out of the hole. Wide, deep, insulated — cool in August, warm in January. Around it, 17,750 square metres of olive grove and lawn, with the nearest neighbour four hundred metres away. Rain off the terraces is held in a tank under the paving and waters the garden.
The gate closes and the week changes shape.




Ten people, and whatever you have come here to do
The terrace runs the length of the house, deep enough to stay cool at two in the afternoon. Beyond it a reed pergola, and past that a shade sail over the lounge where the afternoon ends up. Five bedrooms, five ensuite bathrooms, room for ten. It has held family summers, friends, a board meeting, and people who came to work for a month and stayed longer.
Lunch starts late and nobody clears the table.





Heated by the sun that is already on the terrace
Fifteen metres on the diagonal, below the lawn, with a water blade at one end that the children will not leave alone. It is salt water, and the heat pump that warms it runs off the house batteries. April and October are swimming months here — and the sun that fills the terrace is what pays for them.
Someone is always still in it.




Then the lights come on in the olive trees
This is what the house is actually for. Every tree along the drive is lit from below, the pool turns blue, and the stone front warms up under the uplighters. The sky out here does the rest — the sunsets go pink across the whole south, and there is nothing standing in the way of them.
You end up outside long after it gets dark.


Cas Concos — open country between Santanyí, Campos and Felanitx.
This is the quiet part of Mallorca. The house sits outside Cas Concos des Cavaller, a village in the Felanitx countryside, with Santanyí eleven minutes east — the market town the rest of the island drives to on market mornings. Es Trenc, the long white beach with no hotels behind it, is twenty minutes south. The airport is thirty-one.
