Co-own this sea‑view villa in Bendinat
From four weeks a year, in a house that is ready when you arrive.
A contemporary villa on the slope of Bendinat, with the bay in front of it. You own a share of it, and someone else does the work.
Seven hundred square metres, five bedrooms with five bathrooms, a pool terrace the width of the house and a sauna below. Looked after all year by people who live on the island. You plan, you land, you enjoy, you leave, and the house is taken care of in between. Buy the weeks you need, or can afford.

The pool terrace and the bay, from the upper terrace.
On the slope, facing the sea
Bendinat sits between Palma and Portals Nous, a quiet residential slope of pines and villas above the coast. The house is built down the hill in layers, so every level has its own terrace and its own view out over the trees to the water.
From the roof and the upper terrace the view opens across the bay. Below, the garden is planted and walled in stone, and nothing in front of the house looks back in.
Panoramic sea view from the living floor, the terraces and the main bedroom.

The living room, open to the terrace along its whole length.
One long, light room
The main floor is a single run of space: a lounge around a stone fireplace wall, a long dining table under glass pendants, and a white kitchen with an island, all behind sliding glass that opens straight onto the pool terrace.
Pale stone floors run throughout, with underfloor heating for the winter and air conditioning for the summer.
Living, dining and kitchen on one floor, all facing the sea.

The main bedroom, with its own terrace and the sea beyond.
Five bedrooms, five bathrooms
The bedrooms open onto terraces, most of them with the sea in view. The main bedroom has a walk-through dressing area and a bathroom with a freestanding bath and a window onto the garden.
Every bedroom has its own bathroom, so a full house never shares.
Room for ten, and nobody waiting for a shower.

The pool, between the house and the garden.
Pool, terraces and a sauna below
The pool runs along the main terrace, with loungers on the stone deck and a covered terrace for lunch in the shade. Above it, the planted garden climbs the slope behind stone walls.
On the lower level there is a sauna and wellness area with its own shower room, and a garage for three cars.
A house built for long days outside and quiet evenings in.

48 weeks to share. Four weeks of care.
Every share is four weeks a year. Buy the weeks you need, or can afford: one share for four weeks, two for eight, three for twelve. The last four weeks are for the house: no guests, just the care that keeps it at its best.
From the day you plan to the day you leave
You own a share of an exceptional house. We make sure owning it feels like checking in.
Book your weeks in the Guest App. Tell us who is coming, what you want in the fridge and whether the chef should be there the first night.
A car at the airport, the door opens with your phone, the house is clean, cool and stocked.
Boat days, a private chef, massage at the house, tables at the right restaurants. One message and it is arranged.
Close the door and go. We clean, check, fix and report. The weeks you don’t use can be let to longer stays, a month or more at a time, and the income is yours.
A home, run like a private boutique hotel

What it costs to buy it, and what it costs to hold it.
Most buyers of a house like this live somewhere else, so the honest answer has two halves: what Spain charges, and what your own country does with it afterwards. Here is the first half, in full.
Buying the whole house
€10,750,000
| Transfer tax (ITP), Balearic scale | €1,347,500 |
| Notary and land registry | €2,100 |
| Your own lawyer, about 1 % + VAT | €130,000 |
| Agent commission | paid by the seller |
| Total, to complete | €12,230,000 |
While you own it
Every year, whole house
| IBI, the council tax | see the file |
| Imputed income tax, if you do not let it | 19–24 % of a notional 1.1–2 % |
| Rental income, if you do let it | 19 % of profit, EU/EEA 24 % of gross, others |
| Wealth tax, Balearic rules | €3m per person exempt |
When you sell
Whatever you paid, this comes later
| Capital gains, non-resident | 19 % of the gain |
| Withheld by the buyer, on account | 3 % of the price |
| Plusvalía, the town hall’s land tax | two methods, lower applies |
| Purchase costs and invoiced improvements | reduce the gain |
The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.
Spain taxes the house. Your country taxes you.
A treaty decides which one gives way, and the mechanism differs by country. Pick yours — each opens in a new tab.

Buy the weeks you need
Ownership: one share is 1/12 of the house and one vote, all year round. Use: four weeks a year, booked in the Guest App. Four care weeks a year are kept for upkeep, placed where the owners use the house least. No share owns a week. Deed or Spanish company, decided before anyone signs.
Per share, before purchase costs. Transfer tax, notary and lawyers are shared the same way, about €123,300 per share. More weeks, more shares.
