Villa Bendinat
A contemporary villa on the slope of Bendinat, with the sea in view from the living rooms, the terraces and the main bedroom.
Seven hundred square metres over several levels, with the bay in front of you
Five bedrooms and five bathrooms, a long living, dining and kitchen floor behind floor-to-ceiling glass, a pool terrace that runs the width of the house, and below it a sauna and wellness area and a garage for three cars. Underfloor heating, air conditioning and an alarm system. Palma is a short drive away, and the marinas and golf of the southwest are closer still.

The pool terrace and the bay, from the upper terrace.
On the slope, facing the sea
Bendinat sits between Palma and Portals Nous, a quiet residential slope of pines and villas above the coast. The house is built down the hill in layers, so every level has its own terrace and its own view out over the trees to the water.
From the roof and the upper terrace the view opens across the bay. Below, the garden is planted and walled in stone, and nothing in front of the house looks back in.
Panoramic sea view from the living floor, the terraces and the main bedroom.

The living room, open to the terrace along its whole length.
One long, light room
The main floor is a single run of space: a lounge around a stone fireplace wall, a long dining table under glass pendants, and a white kitchen with an island, all behind sliding glass that opens straight onto the pool terrace.
Pale stone floors run throughout, with underfloor heating for the winter and air conditioning for the summer.
Living, dining and kitchen on one floor, all facing the sea.

The main bedroom, with its own terrace and the sea beyond.
Five bedrooms, five bathrooms
The bedrooms open onto terraces, most of them with the sea in view. The main bedroom has a walk-through dressing area and a bathroom with a freestanding bath and a window onto the garden.
Every bedroom has its own bathroom, so a full house never shares.
Room for ten, and nobody waiting for a shower.

The pool, between the house and the garden.
Pool, terraces and a sauna below
The pool runs along the main terrace, with loungers on the stone deck and a covered terrace for lunch in the shade. Above it, the planted garden climbs the slope behind stone walls.
On the lower level there is a sauna and wellness area with its own shower room, and a garage for three cars.
A house built for long days outside and quiet evenings in.

What it costs to buy it, and what it costs to hold it.
Most buyers of a house like this live somewhere else, so the honest answer has two halves: what Spain charges, and what your own country does with it afterwards. Here is the first half, in full.
Buying the whole house
€10,750,000
| Transfer tax (ITP), Balearic scale | €1,347,500 |
| Notary and land registry | €2,100 |
| Your own lawyer, about 1 % + VAT | €130,000 |
| Agent commission | paid by the seller |
| Total, to complete | €12,230,000 |
While you own it
Every year, whole house
| IBI, the council tax | see the file |
| Imputed income tax, if you do not let it | 19–24 % of a notional 1.1–2 % |
| Rental income, if you do let it | 19 % of profit, EU/EEA 24 % of gross, others |
| Wealth tax, Balearic rules | €3m per person exempt |
When you sell
Whatever you paid, this comes later
| Capital gains, non-resident | 19 % of the gain |
| Withheld by the buyer, on account | 3 % of the price |
| Plusvalía, the town hall’s land tax | two methods, lower applies |
| Purchase costs and invoiced improvements | reduce the gain |
The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.
Spain taxes the house. Your country taxes you.
