Walk through the homes for sale above €3 million in Mallorca and you will notice something: most of them are not finished. The pool needs relining, the kitchen is from the last owner, the tourist licence is “in process”, the furniture leaves with the seller. The listing says “luxury villa”; what is actually for sale is a project with a view.
That is the gap between a home and a move-in-ready home, and at this level it is worth more than the price difference suggests. A buyer who does not live on the island cannot run a renovation from abroad. A co-owner cannot wait eighteen months for their first week. An investor cannot rent a house without a licence.
What finished looks like
Casa Sunshine, above the harbour of Port d’Andratx, is the clearest example we hold. Built in 2016, 824 m² on three levels, and sold as it stands: fully furnished, the ETV holiday-rental licence in place, the infinity pool, indoor pool, spa and gym already running, solar on the roof. The only thing left to hand over is the keys.


For a whole buyer, that means the price is the price — no second budget for the year after. For eight co-owners, it means the first stay is the month after completion, and the all-in share price already includes transfer tax, structuring and sourcing.
Nobody is buying a plan.
