How Booking Works in Mallorca Homebase

How the Booking Rules Work in Co-Ownership - Palmallorca

At Global Homebase, booking starts with ownership.

Every property is divided into eight equal ownership shares (1/8).

Each share represents real legal ownership of the property — not credits, points or abstract usage rights.

Your ownership share gives you access to a defined portion of the year, measured in nights, with flexibility inside clear and fair rules.

Ownership First — Always

Every Global Homebase property is divided into eight equal ownership shares (1/8).

Each share represents:

  • Real legal ownership
  • A defined portion of the calendar year
  • Usage measured in nights — not credits or vague “stays”

You do not earn points.

You do not compete in lotteries.

You own your time.

Your ownership share gives you the right to a corresponding part of the year, governed by clear and predefined booking rules agreed by all owners.

Ownership Shares & Annual Usage Overview

Below is a transparent overview of how ownership translates into annual usage:

Each ownership share corresponds to a fixed number of nights per year, based on a 365-day calendar.

Night allocations form the basis for planning, while bookings are processed in weekly blocks by default to keep scheduling simple.

Shorter stays, such as extended weekends, are possible when availability allows — especially outside peak periods.

Minor variations may occur due to calendar alignment, leap years, seasonal rules, and owner-approved adjustments, all handled transparently within the Owners’ Agreement.

Weeks as a Fair Baseline — Flexibility Where It Makes Sense

The standard booking unit is one full week.

This creates:

  • Fair access for all owners
  • Simple rules that scale
  • Predictable usage across years

When availability allows — especially during mid and low season — flexibility increases.

Owners may:

  • Shorten stays
  • Extend stays
  • Combine weeks
  • Create long weekends

As long as flexibility does not disadvantage other owners, it is encouraged.

Seasonal Structure — Clear and Predictable

To ensure fairness across the year, time is divided into seasonal categories. Season definitions are based on local conditions, demand patterns and regional events, and may vary slightly from property to property.

These are often shown with colors in the booking calendar:

🟥 High Season (Red)

Peak demand periods such as summer weeks, major holidays and key local events.

🟨 Mid Season (Yellow)

Highly attractive periods with more flexibility and fewer booking constraints.

🟩 Low Season (Green)

Maximum flexibility — ideal for extended stays and spontaneous use.

Each season follows clearly defined booking rules known before purchase and documented in the Owners’ Agreement.

Where relevant, owners may collectively agree on adjustments that reflect exceptional local conditions or shared preferences.

Season colors are used to ensure fairness and transparency in planning — not to limit ownership rights.

Local & European Calendars — Not Generic Assumptions

Booking rules follow local and European rhythms:

  • Regional school holidays
  • Cultural traditions
  • Destination-specific demand

This ensures booking reflects real life in each location — not generic or abstract calendars.

Special Periods & Owner Priorities

Some weeks naturally matter more than others.

Easter. Summer holidays. Local festivals. Major cultural events.

Each ownership share includes access to special periods, governed by rotation and fairness rules so no single owner can permanently lock the same dates year after year — unless explicitly agreed by all owners in advance.

Owners Decide — Within a Clear Framework

Global Homebase always works for the owners.

In certain situations — for example:

  • Homes with tourist rental licenses
  • Locations with exceptional rental demand
  • Major local events (e.g. festival weeks in Cannes)

Owners may collectively decide to:

  • Prioritize rental during specific periods
  • Adjust usage rules
  • Allocate revenue differently

Such decisions must be:

  • Known upfront
  • Reflected in the Owners’ Agreement
  • Technically and practically manageable

We respect individual ownership, while protecting collective fairness.

Flexibility, Changes & Responsibility

Life changes. Plans change.

Owners may:

  • Modify existing stays when availability allows
  • Combine consecutive stays
  • Release unused time for others

Cancellations and no-shows are handled with respect for fellow owners, ensuring homes are always available and properly prepared.

A Note on Swaps & Networks

Global Homebase is built on ownership first.

Any future exchange or swap opportunities will:

  • Never dilute ownership rights
  • Never replace nights with abstract credits
  • Always respect the value of the underlying share

Flexibility should add value — not remove certainty.

The Balance We Protect

Global Homebase exists to balance:

  • Individual freedom
  • Collective fairness
  • Legal clarity
  • Long-term simplicity

We respect ownership.

We listen to owners.

We design systems that last.

That is how booking works at Global Homebase.
