Sell the Mallorca Move-in-Ready Collection to your own clients
We prepare the homes here — measured, documented, photographed, with the costs and the taxes worked out for your client’s country. You sell one under your own name and keep your client. Or you bring us a home, and we find the buyer. Either way we split the fee.
The two jobs
Two jobs. Half the fee each.
One side holds the home: the owner’s mandate, the file, the viewings. The other brings the buyer. Each is worth 50 % of the fee, the way the market already works. Do both and the fee is yours.
You hold the mandate and stand behind the facts. You run the viewings, in person or live on video, and you tell the owner what buyers abroad are saying about the price.
One name against the file.
50 % of the feeYou bring the buyer, from Mallorca or from wherever your clients live, working from a file you did not have to build.
Your client stays your client.
50 % of the feeAgreements are made with Mallorca Homebase S.L., home by home. Every agent is paid straight after closing, also when a home is sold in shares. The platform, the file, the film and the portals are paid out of Homebase’s share, never yours. No exclusivity in either direction.
The idea
Do the part you are good at
Right now every agent does every part of the job alone. That is not a criticism — it is simply how this market grew. But it means you are paid the same whether you are exceptional at understanding a house or exceptional at finding the person who will buy it.
Two out of three homes here sell to Spanish buyers. The premium ones do not — in Andratx nearly half of all homes are foreign-owned. That buyer is advised by somebody in their own country, in their own language. Which is why this only works if both jobs are done well, by people who are not the same person.
The homes
Everything about the home, in one place
Every home has one property file: measurements and where they came from, licence status, what the house actually costs to run, the tax position for your client’s own country, photography, plans and video. Built once, kept current, and live on your phone — not a PDF you rebuild before you dare send it to anyone.
Send it to a client in their own language, with the numbers already worked out for where they live. Take the film, the photography and the plans and publish them under your own brand, with your own profile on them — no permission needed each time. We keep the facts current. You keep the client conversation.
What you get
A media kit with your name on it
This is the part that stops good agents from going out on their own. An agency has a department for it; you have an evening. So we produce it once per home, and every agent gets their own version of the same material — their profile, their contact details, their brand. The film ends on your card, not ours.
Below is the same house, twice. Same facts, same photography, two agents. Open them side by side.

You are never alone with the property
Every home has a lead agent here who signs for the facts in the file. They answer the questions you cannot answer from abroad, walk your client through the house live on video before anyone books a flight, meet the ones who fly in, and tell the owner what buyers in six countries are actually saying about the price. You advise your client. We hold the ground.
Discretion
Homes that can be sold but not advertised
Some owners will sell, but will not have their house on a portal. Today that usually means the home sits still. On the platform it can be held as data only: no listing, no images produced, no public presence — and matched against named buyers one at a time, with your written consent for each one.
Public
Shown on our site and through a few chosen channels, with photographs, price and area. Never on every portal at once.
Discreet
The full brochure, but only for buyers we have verified. They sign in and accept confidentiality before they see the address, the photographs or the price. Nothing is indexed, nothing is forwarded.
Off-market
No page at all. Held as data and matched against named, pre-qualified buyers, one at a time, with your written consent for each.
It is already running
A Florida agency is selling a Mallorca house
Casa Sunshine in Port d’Andratx is prepared here. It is on the market in the United States — in dollars, under somebody else’s brand, sold by an agency that has never set foot on the island.
That is the test. A property file is only worth something if a serious agent will put their own name on it. North America is where the demand is growing fastest right now, and Florida in particular has deep ties to Spain — so that is where we started.
The sales agentATR Luxury Homes, Miami
Ana Teresa Rodriguez, whose boutique luxury agency in Miami took the sales agent role on a house she did not source, measure or photograph. Listed in dollars, on her own site, across her own channels, under her own brand.
She never has to explain Mallorca. The lead agent here answers every question about the house.

The regional leadMorten Aagaard
Heads Global Homebase North America from Miami. He does not compete with agents there — he makes the Mallorca side work for them: the currency, the paperwork, the documentation an American buyer’s lawyer will ask for.
One person who knows both markets, so nobody else has to learn the other one.

The safety net
What you are protected on
You sign with Mallorca Homebase S.L. for each home, before anything is shown. It names your side of the deal, your 50 % and the buyer protection period set in that home’s sales mandate.
Every buyer is registered with Mallorca Homebase with a time stamp. A buyer from your own clients is your buyer. A buyer who comes through Homebase’s channels is Homebase’s. You show your buyer the homes that fit and say openly who holds the mandate.
A home is For sale until an agent reports a reservation. It then shows as Reserved, and we keep taking interest and backup offers until closing. After closing at the notary it is Sold and goes offline, or to an archive page if the owner agrees. Reservations and closings are reported to Mallorca Homebase straight away.
Mallorca Homebase signs the purchase agreements and settles every agent straight after closing, also when a home is sold in shares. Nothing is renegotiated at the table.
Neither party approaches an owner or a buyer introduced by the other, during the term and for twelve months after. In writing, with a remedy attached.
Each party owns what it produces. Where material crosses over, the agreement for that home states what is provided and what it costs, before it is used.

Join us
Either way it starts the same: a short agreement for that specific property, signed by both of us before anything is shown. Sending one creates no mandate, no exclusivity and no obligation.
Four questions. We reply within 48 hours with the detail, and nothing is committed until you say so.
Your details stay within the EU, are never sold or passed on, and you can ask us to delete them at any time by writing to privacy@globalhomebase.com.
