Legal notice

This notice is given under Spain's Law 34/2002 on information society services (LSSI, article 10). This website is operated by:

Global Homebase S.L. Registered as Beverage Group Mallorca S.L. while its change of name is being entered in the Mercantile Register.

Mallorca Homebase S.L., CIF B75793141, at the same address, is the contracting company for rentals, seasonal leases and agreements with owners and partners in Mallorca.

How we handle personal data is described in our Privacy Policy and Cookie Policy.

1. What these terms cover

These terms apply to your use of globalhomebase.com and its language versions.

The specific agreements you sign with us or with a property company always prevail over these terms. These include:

  • a reservation agreement
  • a shareholders' agreement
  • a sale mandate
  • a rental booking
  • a seasonal lease
  • a rental partner agreement
  • a partner agreement

2. What we do

Global Homebase is a destination-based lifestyle real estate operator. We work in three ways:

  • Co-ownership. We present homes in Mallorca and other destinations that can be co-owned in shares, with the number of shares set for each home. Each home is held through a Spanish company (S.L.), or in direct title where stated. We handle reservations, onboarding and the management of the shared home.
  • Selling a home. We help owners prepare, position and sell their homes through our network of certified agents and selected channels. Each assignment is governed by a written mandate.
  • Renting. We let homes for short stays, business groups and seasonal leases on behalf of their owners. Bookings are governed by our Rental Terms.

3. What we are not

We are not:

  • a regulated financial institution
  • an investment fund
  • a financial, tax or legal adviser

Nothing on this website is financial, investment, tax or legal advice. Get independent professional advice before you commit money. Calculators on this site give estimates, not valuations or promises.

4. Co-ownership involves risk

Property, and shares in property companies, can fall in value. We do not guarantee:

  • capital growth
  • rental income
  • liquidity
  • when you can exit
  • resale value

Figures and projections on this site are estimates, not promises.

Shares in a property company may be subject to transfer restrictions, approval by the other shareholders and pre-emption rights. These are set out in the shareholders' agreement and the company's articles. The binding terms are in the signed documents and notarial deeds; if they differ from this website, the signed documents prevail.

You are responsible for checking that co-ownership is lawful for you where you live, and for your own tax reporting.

5. Information on the site

We take care that property details are correct. Details can change, market data can date, and some images are illustrative, which we mark. Verify anything that matters to your decision before you sign.

6. Using the site

Use the site lawfully. Give accurate information in our forms. Do not try to access areas that are not meant for you. We may suspend access for misuse.

7. Content and images

The text, design, photographs, films and floor plans on this site belong to Global Homebase S.L. or Mallorca Homebase S.L., or are used under licence. You may share links. You may not copy our content for commercial use without our written permission.

8. Liability

We are not liable for:

  • indirect or consequential loss
  • decisions taken by co-owners
  • changes in law or tax
  • the services of independent third parties we introduce, who are responsible for their own work

Nothing in these terms limits liability that cannot be limited by law. That includes liability for death or personal injury caused by negligence, liability for fraud, and the mandatory rights you have as a consumer.

9. Changes

We may update these terms. The date at the top shows the current version. The version in force when you signed an agreement continues to apply to that agreement.

10. Law and courts

These terms are governed by Spanish law. If you are a consumer, you keep the protection of the mandatory law of the country where you live, and you may bring a claim in the courts where you live. For business users, the courts of Palma de Mallorca have jurisdiction.
