Co-own this Tramuntana finca in Esporles
From four weeks a year, in a house that is ready when you arrive.
A finca on the slope above Esporles in the Serra de Tramuntana, with 8,000 m² of land and no one looking in. You own a share of it, and someone else does the work.
Five bedrooms, a pool, lemon trees and the market town five minutes away. Shared by a few owners and looked after all year by people who live on the island. Buy the weeks you need, or can afford.

The road ends at your gate
Esporles is ten minutes down the hill — a working village with a Saturday market, a bakery and a school, not a resort. The road out of it climbs, turns twice and stops at the gate. From there it is eight thousand square metres of your own, with the Tramuntana closing the view on three sides.
Above you there is nothing but mountain.

Someone already did the hard part
This was a ruin. It was taken back to the stone and rebuilt — 350 square metres, five bedrooms, three bathrooms, a fireplace that draws, solar on the roof, a garage for two. It is move-in ready today. What is left is not repair work.
You could sleep here on Friday.

Three things turn a good house into one people argue over
A country kitchen. A wider opening from the living room onto a pergola — a long table in the shade, the pool a few steps beyond. Past the water, a yoga deck and a grove of olive, lemon and orange planted across the land. All three are drawn and costed, and all three are built before anyone moves in. We sell the finished house, not the one standing today.
Two of these pictures are drawings. The lemons are already on the trees.

Eight thousand square metres and no one overlooking it
Old olives, agave, lemons already in the ground, and room for the grove. The pool faces the mountains. Esporles is ten minutes down, Palma half an hour, and the coast at Banyalbufar closer than either.
Dinner runs late because there is nowhere to be.

What it costs to buy it, and what it costs to hold it.
Most buyers of a house like this live somewhere else, so the honest answer has two halves: what Spain charges, and what your own country does with it afterwards. Here is the first half, in full.
Buying the whole house
€1,800,000
| Transfer tax (ITP), Balearic scale | €186,000 |
| Notary and land registry | €2,100 |
| Your own lawyer, about 1 % + VAT | €22,000 |
| Agent commission | paid by the seller |
| Total, to complete | €2,010,000 |
While you own it
Every year, whole house
| IBI, the council tax | see the file |
| Imputed income tax, if you do not let it | 19–24 % of a notional 1.1–2 % |
| Rental income, if you do let it | 19 % of profit, EU/EEA 24 % of gross, others |
| Wealth tax, on Spanish assets over €700,000 | Balearic scale |
When you sell
Whatever you paid, this comes later
| Capital gains, non-resident | 19 % of the gain |
| Withheld by the buyer, on account | 3 % of the price |
| Plusvalía, the town hall’s land tax | two methods, lower applies |
| Purchase costs and invoiced improvements | reduce the gain |
The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.
Spain taxes the house. Your country taxes you.
A treaty decides which one gives way, and the mechanism differs by country. Pick yours — each opens in a new tab.

48 weeks to share. Four weeks of care.
Every share is four weeks a year. Buy the weeks you need, or can afford: one share for four weeks, two for eight, three for twelve. The last four weeks are for the house: no guests, just the care that keeps it at its best.
From the day you plan to the day you leave
You own a share of an exceptional house. We make sure owning it feels like checking in.
Book your weeks in the Guest App. Tell us who is coming, what you want in the fridge and whether the chef should be there the first night.
