Co-own this mountain finca above Andratx
From four weeks a year, in a house that is ready when you arrive.
A stone finca high on the mountainside above Andratx, with the whole valley in front of it. You own a share of it, and someone else does the work.
Five bedrooms, a guest apartment, a pool and 7,121 m² of terraces and garden. Shared by a few owners and looked after all year by people who live on the island. Buy the weeks you need, or can afford.

From the top terrace: the valley, the terraced slopes and the mountains beyond Andratx.
Where the terrace ends, the valley begins
Sa Coma Freda sits on the slope above Andratx, among pine and old olive trees. The lane climbs out of the village and ends at the house. From the terraces you look down the valley to the mountains on the other side.
Andratx town is five minutes by car, for bread and coffee. Port d’Andratx is fifteen minutes, and the sea at Sant Elm twenty.
Completely private. No other house looks down on it, and no one can see in.

The main living room. Stone steps lead up to the gallery.
Old stone, and room to breathe
The house is about 120 years old, and you see it everywhere: thick stone walls, wooden beams, tiled floors, deep windows. The main living room is two floors high, with a gallery above and a fireplace for the winter.
The main house has four bedrooms and two bathrooms. A separate guest apartment has its own bedroom, bathroom and kitchen — for family, for friends, or for work.
428 m² inside, with the character of the old house in every room.

The pool, up behind the house among the trees — cleaned and ready to use.
Terraces on every side of the house
From the kitchen you step out onto one long terrace. There is a grill against the wall, a lounge along the stone balustrade with the valley in front of it, and a long table under the arch and the pergola, in the shade of an old olive tree. The pool and the jacuzzi sit up behind the house, with loungers among the trees.
A gate closes the property off from the lane. A long, wide drive leads up to the house, with parking for four cars, a garage and a carport.
You can eat outside most days of the year, and no one can see in.

A few changes, and it is ready to live in
The stone, the rooms and the terraces are already there. What the house needs is care: the pool cleaned and running, the terraces furnished, cushions on the benches, planting in the pots. Homebase is preparing that plan, with the work, the budget and the timeline, so you can buy the house finished.
Until the plan is final, the pictures below show the idea. They are not part of the price.

One terrace, three rooms
All three sit on the same terrace, straight out of the kitchen door. Visualisations of the terrace furnished.

The map shows the area, not the house. The exact address is shared with registered buyers.
What it costs to buy it, and what it costs to hold it.
Most buyers of a house like this live somewhere else, so the honest answer has two halves: what Spain charges, and what your own country does with it afterwards. Here is the first half, in full.
Buying the whole house
€2,750,000
| Transfer tax (ITP), Balearic scale | €307,500 |
| Notary and land registry | €2,100 |
| Your own lawyer, about 1 % + VAT | €33,000 |
| Agent commission | paid by the seller |
| Total, to complete | €3,093,000 |
While you own it
Every year, whole house
| IBI, the council tax | see the file |
| Imputed income tax, if you do not let it | 19–24 % of a notional 1.1–2 % |
| Rental income, if you do let it | 19 % of profit, EU/EEA 24 % of gross, others |
| Wealth tax, on Spanish assets over €700,000 | Balearic scale |
When you sell
Whatever you paid, this comes later
| Capital gains, non-resident | 19 % of the gain |
| Withheld by the buyer, on account | 3 % of the price |
| Plusvalía, the town hall’s land tax | two methods, lower applies |
| Purchase costs and invoiced improvements | reduce the gain |
The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.
Spain taxes the house. Your country taxes you.
A treaty decides which one gives way, and the mechanism differs by country. Pick yours — each opens in a new tab.

48 weeks to share. Four weeks of care.
Every share is four weeks a year. Buy the weeks you need, or can afford: one share for four weeks, two for eight, three for twelve. The last four weeks are for the house: no guests, just the care that keeps it at its best.
From the day you plan to the day you leave
You own a share of an exceptional house. We make sure owning it feels like checking in.
Book your weeks in the Guest App. Tell us who is coming, what you want in the fridge and whether the chef should be there the first night.

One share gives four weeks a year in a fully serviced house. Two shares give eight, three give twelve. Deed or Spanish company, decided before anyone signs.
The shares together carry the purchase price of €2,750,000, before transfer tax and legal costs, which are shared the same way. The price is for the finca as it stands. The plan to make it move-in-ready is being costed, and that work is shared the same way.
