


Soul Palace, Palma Old Town
A palace the street cannot see.
A historic house in the Calatrava quarter, a few streets behind the cathedral, with its stonework, its patio and its listed coffered ceilings intact — and a granted building permit to bring the rest of it into this century.
395 m² (4,252 sq ft) of living and usable space inside a building of 452 m² — four floors and a roof terrace, three to five bedrooms with their own bathrooms, a separate guest studio, an indoor spa pool and a garage behind the wall. Sold turnkey: the house delivered finished, not as a building site with a drawing attached.

The stone stays. That is the point.
Palma’s old town is protected, and rightly so. The medieval walls, the timber structures, the coffered ceilings, the polychrome decoration and the eight-point star motifs in this house are listed — they cannot be removed, and nobody sensible would want to. What the project does is build a modern house around them: light, air, services and comfort threaded through a structure whose oldest parts are fourteenth century.
You do not get this by building new. There is no vacant plot in the Calatrava quarter, and there will not be one. The street front dates from 1880; what stands behind it is older.



Above the rooftops, the cathedral.
The top of the house is a terrace with a sitting area, planting and a bridge across to the roof of the older wing. From it you look over the tiled roofs of the old town to La Seu — close enough to read the buttresses. In a city where almost nothing is built above the historic roofline, that view is a matter of where the house already stands.

Calatrava — the quarter behind the cathedral
Soul Palace stands in Calatrava, the oldest part of Palma: a grid of narrow lanes between the cathedral and the old sea wall, where Arab, Gothic and eighteenth-century walls stand in the same street. Almost everything here is a walk. La Seu is four minutes away, the water six, and the airport a quarter of an hour by car.

The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice.
