Homebase Asset Management
Get Ready to Sell.
Most properties are sold as they are. We do the opposite — we work for you, the owner, to define and realise what your property could truly be worth, then take it to market at its best.
A property that isn't finished, isn't positioned, or isn't structured for today's buyers leaves value on the table. Sold as it stands, it fetches an as-is price. The difference between as-is and finished is often the largest number in the entire transaction — and it belongs to you, the owner.
What we do
One partner, from the plan to the sale — so the value you create is the value you keep.
Define the potential
We assess the asset and build the plan: what it becomes, what it costs to get there, what it is worth finished, and the clearest route between the two.
Finish & prepare
We help you execute — overseeing the work through to key-ready, so what a buyer sees is the finished vision, not a building site.
Structure & finance
Through Homebase Finance we arrange the capital to complete, and structure the ownership — whole title, SPV, or co-ownership — so the asset is ready for the widest set of buyers.
Take it to market
Two markets at once: a single buyer for the whole home, or up to eight co-owners. We produce one narrative and one set of materials — yours to own — and take them across every channel you choose, through the Homebase Partners & Agent Network.
We sit on your side of the table — next to your lawyer and your accountant, on your team and no one else's. Our interest is your interest: the property realised at its full value, and sold well.
Owners whose property isn't ready — yet
Half-finished builds, restorations, developments, or homes that could reach a different buyer with the right positioning. If the value is still locked inside the asset, this is where we start.
Already finished and market-ready? Begin with List with Homebase.
Let's find what your property is really worth
A short, direct conversation about the asset, the potential, and the route to realise it. No obligation.
Start the conversationInsights. Solution. Execution.
We don’t run a line — we run a loop. Insight leads to a solution; the solution is executed; execution reveals new insight that sharpens the next move. Most owners are pushed straight to execution, without the insight to do it well. We work the loop.
Execution isn’t the end of the line — it feeds the next insight. Each turn of the loop sharpens the solution and lifts the result.
The full picture first: the numbers, the debt, the value now and finished, the risks — and the real market. Who buys, and what they pay.
The answer built from the insight: the capital to complete, the finished presentation, and the exact channels — whole sale or co-ownership.
Agreed, then done — fast, as your single point of contact. No juggling agents. One Master Agent, one process, one close.
Through Insights and Solution we work as your asset manager and adviser — not as a selling agent. The agent role begins only at Execution, when your home goes to market.
Owner FAQ
What owners ask before they start.
Who do you actually work for?
You — the owner. We're not a broker taking a listing; we're an asset manager on your side of the table, alongside your lawyer and your accountant, on your team and no one else's. Our interest is your interest: the property realised at its full value, and sold well.
How do you decide what my property is really worth?
We don't just price it as it stands. With you, we define and present its full potential — the finished home, the rental income, the upgrade value and the ownership structure — and map the route to get there. A finished, well-presented home almost always sells better than a quick as-is listing.
I haven't finished the property — can you still help?
That's exactly when we add the most value. We build the completion plan and help oversee the work through to key-ready, so what a buyer sees is the finished vision, not a building site. Unfinished, mid-restoration or underpositioned is where the biggest value sits.
What if I don't have the capital to complete?
Through Homebase Finance we help arrange the capital to finish the property, and structure the ownership — whole title, an SPV, or co-ownership — so the asset is ready for the widest set of buyers. Completing the home is often what unlocks the value; we make that possible.
Do I have to sell the whole property?
No. Sell the whole home to a single buyer, or open it to up to eight co-owners who each take a share. A buyer who wants the whole home simply takes all the shares — no lock-in either way. Whichever route, it's one transaction, one legal process, one closing.
How do you reach the right buyers?
Through the Homebase Partners & Agent Network and our own international audience — agents who sell to single buyers, and channels built for co-ownership demand. We produce one narrative and one set of materials — owned by you — so they can go to every channel at once, not locked to a single agent.
Do I lose control during the process?
No. You stay in full ownership until the transaction closes. We agree the strategy, timeline and pricing together — and nothing goes to market without your approval.
Can this stay discreet, off-market?
Yes. Your property can be handled off-market, with photos and sensitive details kept behind a password. Your point of contact stays the gatekeeper and decides who gets access — so it still reaches qualified buyers, while you stay private until the right one is at the table.
What does it cost to work with you?
The initial review and plan are free. Fees are agreed upfront and transparently, and structured to align with your outcome — so we succeed when you do.

Torben Aagaard
I’ve spent many years as a concept and business developer. I build models and structures that make things work — not just close a transaction and move on.
A property on Mallorca is a serious asset. It deserves to be looked after — and when the time comes to sell, prepared properly: made ready for its optimal price, with the owner in control the whole way. That’s the work, and the standard I hold it to.
