Casa Sunshine, Port d’Andratx
Where the sun lasts all day.
Above the harbour of Port d’Andratx, with 300° of sea and mountain in view, a house that was built to be finished — and is.
A sea-view villa in Mallorca, move-in-ready, fully furnished, licensed to rent. One buyer, one deed. The keys are the only thing left to hand over.

From first light to the last of the sun.
The house faces the bay and the ridge at once, so the sun arrives early over the water and leaves late behind the mountains. Every principal room opens to it — the kitchen through a single wide window, the bedrooms through their own terraces.
Solar on the roof. Underfloor heat below. The light works for the house, not only in it.

Where twelve sit.
Terrace to table is one step. The pergola dining sits on the pool edge with the harbour beneath it; inside, the kitchen island and the long table look out through the same glass. A food lift runs from the garage to the roof, so the evening moves up as the sun moves down.
Guests arrive by the double garage and the lift. Nobody carries anything up a hill.

Outside, inside, above.
An infinity pool and heated jacuzzi on the terrace. An indoor pool with a swim trainer, sauna, steam room and treatment room below. A roof terrace over all of it, with the whole bay for a horizon. Three ways to be in the water, and one place to watch it.
Full privacy. No overlooking.

And then the harbour lights.
Port d’Andratx is five minutes down the hill: the marina, the restaurants along the quay, the fish market on a Saturday. Palma is thirty-five minutes, the airport forty. From the terrace, the town is a ring of light around black water.

Photos and films — as it is today, and move-in-ready
824 m² on three levels, 1,431 m² of hillside.

The house, as it stands.
Furnished, licensed, move-in-ready. One buyer, one deed, keys at the notary. The ETV holiday rental licence transfers with it.
Transfer tax and legal costs on top — the full arithmetic is further down this page.
Port d’Andratx — the harbour, five minutes down the hill
The house sits above the bay on the quiet side of the hill. The port is a working harbour with a fishing fleet, a marina and the restaurants along the water; Andratx town, five minutes further in, has the Wednesday market and everything a household needs all year.

The map shows the area, not the house. The exact address is shared with registered buyers.
What it costs to buy it, and what it costs to hold it.
Most buyers of a house like this live somewhere else, so the honest answer has two halves: what Spain charges, and what your own country does with it afterwards. Here is the first half, in full.
Buying the whole house
€12,900,000
| Transfer tax (ITP), Balearic scale | €1,627,000 |
| Notary and land registry | €2,100 |
| Your own lawyer, about 1 % + VAT | €156,000 |
| Agent commission | paid by the seller |
| Total, to complete | €14,685,000 |
While you own it
Every year, whole house
| IBI, the council tax | see the file |
| Imputed income tax, if you do not let it | 19–24 % of a notional 1.1–2 % |
| Rental income, if you do let it | 19 % of profit, EU/EEA 24 % of gross, others |
| Wealth tax, on Spanish assets over €700,000 | Balearic scale |
When you sell
Whatever you paid, this comes later
| Capital gains, non-resident | 19 % of the gain |
| Withheld by the buyer, on account | 3 % of the price |
| Plusvalía, the town hall’s land tax | two methods, lower applies |
| Purchase costs and invoiced improvements | reduce the gain |
The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.
Spain taxes the house. Your country taxes you.
A treaty decides which one gives way, and the mechanism differs by country. Pick yours — each opens in a new tab.
