What we do, what it costs, and what it commits you to

Homebase works for owners and buyers of second homes in Mallorca. Below is every service we offer, why it exists and how it is paid for. Nothing is bundled, and nothing is hidden until the end.

Seller services

For owners who want to sell

A home listed with six agencies has no owner of its story, so nobody invests in telling it. Months pass, the price comes down, and the only thing that changed is that everyone lost. Every service below exists to break that pattern.

Valuation and readiness review

Why: most owners are told a price, not shown one.

We establish what the home is, what it needs and what it would realistically net after commission, plusvalía, the gain and the retention. You get the number you actually keep, and a list of what stands between the house and a sale.

Preparing the home

Why: buyers discount for every unknown they meet.

Condition, paperwork, permits and licences resolved before the first viewing. Photography, film, floor plans and the brochure made once and made properly — and owned by Homebase, not scattered across six agencies with six reference numbers.

Master Agent mandate

Why: everyone else in a sale is paid on the sale happening.

You appoint us to run it. We select and manage the agents, run the viewings so you are not on a plane for each one, hold one narrative across every channel, and put a net-proceeds calculation behind every offer — after costs, not before.

Co-ownership structuring

Why: one house, one buyer, is one market.

The same prepared home offered to a second market: up to eight co-owners, through a Spanish S.L. or directly on the deed. Investors are assembled first, and the sale completes only when the places are filled. You may keep one or more shares on the same terms as everyone else.

Why: the big firms’ advantage is not better agents, it is reach.

Our own channel, a network of agents where the buyers actually live, and paid placement in front of buyers abroad. A ring-fenced share of our fee goes straight back out into that placement rather than into our margin.

Clearance, storage and logistics

Why: selling a lived-in home is a physical job, not only a commercial one.

Emptying, storing, shipping or selling what does not go with the house — coordinated through Homes in Mallorca so you do not have to manage it from another country.

Before anything else

Technical and legal survey

Why: a buyer who finds a problem discounts twice what it costs to fix.

An architect goes through the property and establishes what is actually there and whether it is legal: built area against what is registered, extensions and pool, building and first-occupation licences, cadastral match, and anything that needs regularising before a sale. Delivered as a written report you own.

Why: your own number is an opinion until someone independent signs it.

An independent valuation of the home as it stands, and a second one of the home as it would be after a planned upgrade. Two numbers, from someone with no interest in the outcome — which is what makes them usable with a buyer, a bank or a co-owner.

If something is missing

Regularisation and permits

Why: most problems on this island are paperwork, not concrete.

Where the survey finds something out of order, the same architect can put it right: licences, certificates, cadastral corrections, the permits for a planned upgrade. Solved before a buyer ever sees it.

Project fee, paid to the architect

The survey, the valuation and any regularisation are carried out by the specialists in the Homebase network under their own name, and they invoice you directly. We coordinate; we do not mark their work up.

Buyer services

For people buying here

You are buying in a market you do not live in, in a language you may not speak, under a legal system you did not grow up with. The work is to remove the guessing, not to add enthusiasm.

Why: the listings you can see are not the whole market.

We work from what you are actually trying to do rather than a portal filter, and bring homes that fit — including ones not publicly listed. Every home in our own collection comes with condition, permits and numbers already on the table.

Due diligence coordination

Why: the notary represents nobody and the agent sells the house.

We put you with a lawyer who acts only for you, and we run the process around them: registry, licences, debts, community minutes, the survey. You get one point of contact instead of five.

Buying a share

Why: a whole house is not the only way in.

Up to eight co-owners in one home, structured before anyone signs, with usage, costs, voting and resale written down in advance. The same house, at the share of it you actually need.

Why: a house you cannot use for a year is not a holiday home.

Furnishing, works, licences and the practical set-up handled before the keys, so the home works from the first day. Where you want to put your own mark on it, our local team runs the project.

Introductions to bridge and completion finance through advisors who work with foreign buyers in Spain every week.

Why: most of our buyers are somewhere else.

NIE, power of attorney, viewings on film, and a lead agent on the ground who is the same person from first question to keys. You travel when it is worth travelling.

Owner services

After the keys

This is where most of the island stops and where the actual work starts. A second home is used a few weeks a year and stands empty for the rest. Left alone it does not hold still — it gets worse, and it loses value.

Why: distance is the enemy of a well-kept house.

Maintenance, gardens, pool, suppliers, inspections, insurance, the annual filings and the paperwork that comes with owning in Spain. One team on the ground, one report to you.

Why: an empty house earns nothing and still costs.

Listing, pricing, bookings, guests, cleaning, the tourist tax and the reporting — run through Homebase Booking. Short lets where the licence allows it, mid-term where it does not.

Why: the value in most Mallorca homes is unrealised, not absent.

From a refresh to a full renovation: plans, permits, contractors, budget and site management, with the owner approving at the points that matter and nothing else.

The booking calendar, the cost split, the voting, the accounts and the reporting, run on one system so nobody has to chase anyone. The cap table is digital and always current.

Selling a share

Why: the exit has to exist before people will enter.

A share can be sold on. We handle valuation, finding the incoming owner, the approval process in the shareholders’ agreement and the transfer, without the other owners having to do anything.

The agreements

Two documents, and neither of them traps you

Owners are right to be careful about what they sign. So the first document commits you to nothing at all, and the second one has an end date written into it.

First

The Gentleman’s Agreement

A statement of intent, in plain language, that we will explore a sale together. No cost to you, no exclusivity, no obligation on either side to proceed. It sets out what we intend to do, an indicative value for planning, and the two routes the home could take — sold whole, or shared between up to eight co-owners.

Either party can step away at any time, for any reason, without cost or penalty. It exists so the work can start before anyone is committed.

The Conditional Purchase Agreement

This is the one with terms. An agreed price, exclusivity for a defined period, the commission, the ownership structure, and the conditions that have to be met before anything completes — enough co-owners, the shareholders’ agreement signed, due diligence done.

It names the advisors on both sides and who pays for what. If the transaction is not completed within the period, it expires by itself: no termination fee, no penalty, no tail.

Two ways to work with us: inside the model as an Agent Partner, or under your own brand as a Collaboration Partner. Your name on every listing you bring, and the economics set out in the open.

Lawyers, tax advisors and specialists

Every buyer here is a Spanish transaction and a home-country tax position at the same time. We are looking for advisors who know Spain and one other country properly. You appear under your own name and bill your client directly.
