Mallorca is full of specialists. We are making them easy to work with.

Every craft a second home needs already exists on this island, and most of it is good. What does not exist is one place where an owner reaches all of it without chasing six firms, six quotes and six invoices. That is what we are building. It costs the specialists in it nothing.

Why it exists

An ecosystem, not a supply chain

Nobody here is anybody’s subcontractor. You keep your firm, your name, your standards and your prices. What we add is the one thing a room full of good specialists never has on its own: a way of working together that the owner can actually buy.

The one rule

We all work for the owner

Why: it is the only rule that holds a network together when the money gets interesting.

Whoever owns the home. The seller today, the buyer who becomes its next owner tomorrow. Never for the next job, and never for whoever pays the most this month. Everything else in here is negotiable. This is not.

Non-negotiable

The structure

Built so every side wins

Why: an arrangement where one party wins quietly is one that quietly ends.

The owner gets one coordinated team and your real price. You get work you did not chase and an audience you did not buy. We get homes that sell better because they were prepared properly. If any of the three is losing, the structure is wrong and we change it.

Deliberate, not accidental

The gap we are closing

Easy to work with. Easy to buy.

Why: most of the friction in this market is coordination, not craft.

An owner abroad does not lack good firms. They lack a way to reach them, compare them and commission them without living here. We remove that friction and hand it to people who are already on the island doing the work well.

The whole point

The crafts

Everything between a house for sale and a home being lived in

There is no cap on how many partners a craft can hold. Some of these are one firm. Others will always be several — a valuation in the north and a valuation in the south are different jobs and want different people, and interiors alone could carry a dozen without anyone treading on anyone.

Owner representation

One voice on the owner’s side

A home understood before purchase and kept known for as long as it is owned.

Partner in place

Architecture and permits

Clean on paper

Surveys, condition reports, legalisations and the certificates that make a home hold up to scrutiny.

Partner in place

Valuation

A number someone will sign

Independent valuations, as a home stands and as it would stand after work. North and south are separate markets and want separate people.

Looking now · north and south

Construction and renovation

From survey to move-in ready

The upgrade that changes what a home is worth, run by people who finish.

Partner in place

Interiors and furnishing

The rooms people fall for

Furniture, lighting, textiles and styling. The difference between a house that photographs well and a home a buyer can picture living in.

Looking now · room for several

Outdoor living

The rooms with no walls

Terraces, shade, pool surrounds and outdoor furniture. In Mallorca the outdoor rooms are the rooms, and the first place a buyer walks.

Looking now

Garden and landscape

Green that grows into value

Planting design, groves, screening from the neighbours, irrigation, and the upkeep that keeps a garden right on every single viewing.

Looking now

Pools, energy and technical

The parts nobody sees until they fail

Pools and plant, solar and storage, water, heating and cooling, and the certificates that go with them.

Looking now

Visual production

Shown at the level it deserves

Photography, film, drone, floor plans and renders of work not yet done. Made once, made properly.

Looking now

Legal and tax

Two lawyers, one clean file

Conveyancing, structuring and the tax picture for owners who live somewhere else and are taxed somewhere else again.

Looking now

Finance and capital

The money that keeps a deal moving

Funding to get a home ready, mortgages for buyers, and structures that widen who can step in.

Partner in place

Property management

Looked after all year

Keys, maintenance, bills, guests where relevant, and the report that tells an owner abroad what actually happened.

Looking now

Housekeeping and upkeep

Ready every time, not just on completion

Cleaning, linen, changeovers and the small standing jobs that decide how a home feels when someone walks in.

Looking now

Clearance and logistics

What does not go with the house

Emptying, storage, shipping and the sale of what the next owner will not want.

Looking now

Over time this becomes the island’s working directory for second homes. Curated, not crowd-sourced: everyone in it works the same way and answers to the same owner. Agents are a separate track with its own terms — see Agents and Collaborators.

What it costs

Nobody invoices Homebase, and Homebase invoices nobody

Most networks in this market are referral schemes with a fee attached. This one is not. No membership, no listing fee, no commission on your work, no kickback in either direction. The exchange is work and reach, not money.

What it costs you

Nothing

Why: a fee in the middle always ends up in the owner’s price.

No fee to join, no share of your invoice, no retainer. You quote the owner at your own rates and you invoice the owner directly. Homebase never sits between you and your money.

No fee · no kickback

What we ask

Time, and your voice

Why: the only thing we need from you is the thing only you can give.

That you price the homes we bring you properly and on time, and that the work gets told — on your channels and on ours. We write and produce the material; all of it is yours to use.

Quotes · shared storytelling

What you get

Homes, named credit and a page

Why: work you did not have to chase is worth more than a referral fee.

A flow of homes under mandate, your own page on globalhomebase.com, and your name on the brochure of every home you work on — where the buyer, the owner and their advisers read it.

How it works

What actually happens when a home comes in

You are not quoting into the dark. Every brief you get is a real home, with a named owner, a signed mandate and a decision date.

One

A home comes under mandate

We take it on, survey it and agree what it needs before it goes to market. Nothing speculative reaches you.

Two

You get the brief

Plans, photographs, the condition report and the budget the owner has in mind. Enough to price without a site visit — and if you want one anyway, we arrange it.

Three

You quote the owner

Your scope, your rates, your terms, directly to the owner. We coordinate, and we never mark your work up.

Four

The work is told

The finished result goes into the brochure and the film with your name on it, onto your page here, and onto both our channels.

Reach for reach

You have an audience. So do we. Neither of us should be renting one.

This is the part that makes the arrangement work without money changing hands.

What we put in

A page for you on globalhomebase.com that we write, design and keep current. Your name and your work in every brochure, film and listing you touch. The homes themselves, presented properly and shared to a buyer audience across Europe and North America.

Ours to produce

What you put in

The same story on your channels, to the audience you have already built. A link, a post, a home you are proud of. No exclusivity, no posting quota, no approval process — you use the material where it makes sense for you.

Yours to share

Two audiences that barely overlap, pointed at the same homes. It costs neither side anything, and it is the only marketing budget a network like this needs.

Put your name forward

Tell us what you do, and where you do it

Your craft, the part of the island you cover, and what you want out of it. We come back within five business days, and the next step is a call and a walk through one of the homes — not a second form.
