From first light to the last of the sun.
The house faces the bay and the ridge at once, so the sun arrives early over the water and leaves late behind the mountains. Every principal room opens to it — the kitchen through a single wide window, the bedrooms through their own terraces.
Solar on the roof. Underfloor heat below. The light works for the house, not only in it.



Where twelve sit.
Terrace to table is one step. The pergola dining sits on the pool edge with the harbour beneath it; inside, the kitchen island and the long table look out through the same glass. A food lift runs from the garage to the roof, so the evening moves up as the sun moves down.
Guests arrive by the double garage and the lift. Nobody carries anything up a hill.

An infinity pool and heated jacuzzi on the terrace. An indoor pool with a swim trainer, sauna, steam room and treatment room below. A roof terrace over all of it, with the whole bay for a horizon. Three ways to be in the water, and one place to watch it.

Port d’Andratx is five minutes down the hill: the marina, the restaurants along the quay, the fish market on a Saturday. Palma is thirty-five minutes, the airport forty. From the terrace, the town is a ring of light around black water.

Every share is four weeks a year. Buy the weeks you need, or can afford: one share for four weeks, two for eight, three for twelve. The last four weeks are for the house: no guests, just the care that keeps it at its best.

Buy the weeks you need.
One share gives four weeks a year in a fully serviced house. Two shares give eight, three give twelve. Deed or Spanish company, decided before anyone signs.
The shares together carry the purchase price of €12,900,000, before transfer tax and legal costs, which are shared the same way.

The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.
