Brunnhoff & Partners is a Private Residential Office. It takes a deliberately limited number of significant homes and stays with them — knowing the house, coordinating the people around it, catching what changes early, and representing the owner’s interest alone.

Two kinds of eye go into that. Lars Brunnhoff brings nearly twenty years of responsibility for demanding houses, first leading hotels and private institutions in Amsterdam, most recently a portfolio of internationally owned private homes in the Austrian Alps, and he leads every client relationship personally. Working beside him is a trained carpenter and former site manager with twenty years on building sites, who reads workmanship, wear and unresolved detail, whether a house is being assessed before purchase or a project is being built.

For a Homebase home this comes down to two moments. Before the sale, a buyer can have the house read and understood before committing, while the seller presents a home that stands up to scrutiny. After the sale, the new owner can keep the same continuity — the House File, the coordination, the care — for as long as they own it, whenever they wish.

For the new owner who wants it: handovers, defects, warranties and deadlines, suppliers and documents arrive at once and in no order. Brunnhoff & Partners brings them into one sequence, with one accountable name, until the home works in practice for its owner.

The continuously maintained record of a house — condition, history, decisions, suppliers, warranties, keys, materials, open points. It belongs to the owner and passes with the home: the new owner inherits a house already known, not a fresh start.

While You Are Away

A house behaves differently when empty

Water, damp, technical systems, pool, garden, access and power all need attention in the months when nobody is there. The house is seen regularly, changes documented, and a monthly Owner’s Brief sets out what changed, what is closed and what needs a decision.

Planning included, building quoted

Furniture, built-in carpentry, interiors, garden, lighting, a room that needs rethinking. Developing an idea into a costed proposal is part of the mandate, at no separate charge. Only the building of an approved project is priced — one number for a finished, installed result.

The People Around the House

Their invoice is their invoice

Gardener, housekeeping, the pool specialist, the trades. Their recurring work is invoiced through the firm and passed on at cost, nothing added. Brunnhoff & Partners is paid by the owner, for judgement and continuity, and by nobody else.
