The day before it becomes valuable — Villa Cabrera, Santa Ponsa

Most homes are photographed at their best and sold on the picture. Villa Cabrera is the opposite case: a 1980 villa above the bay of Santa Ponsa, stripped to its concrete frame, with a new pool cut into the slope and every building permit granted. We flew a drone over it on 1 September and put the footage online, unedited. This is what a house looks like the day before it becomes valuable.

Why show a building site

Because the alternative is worse. A buyer who sees only renderings is being asked to trust; a buyer who sees the frame, the permits and the renderings side by side is being asked to judge. At €3 million and above, people who can judge are the only ones who sign. The view is the part nobody can change: the bay and the boats from the first-floor terrace and the roof, the ridge behind, a protected green area across the road that will never be built on. Not sea from every room — and we say so. The house is the part that is on its way.

Three ways in, one file

Villa Cabrera can be bought as it stands, with the plot, the structure and the permits, and finished to your own taste or by the same team at a fixed price. It can be bought finished, keys at handover in June 2027, 430 m², four en-suite bedrooms, a rooftop that looks out to the bay. Or it can be shared: one of eight, fully managed from the day it is ready. Same house, same file — plans, permits, specification — three different buyers.

The view is the asset. The house is the work.

That is the rule we work by: buy rough, sell finished, and show every step between. Casa Sunshine is the finished end of it. Villa Cabrera is the beginning — and for the right buyer, the better price.

WE'RE HAPPY TO TALK IT THROUGH

The day before it becomes valuable — Villa Cabrera, Santa Ponsa

A 1980 villa stripped to its frame above the bay of Santa Ponsa, permits granted, filmed by drone. Why we show the site before the house — and three ways to own it.

What “move-in-ready” actually means — Casa Sunshine, Port d’Andratx

Most homes at this level are sold as projects. Casa Sunshine is sold with the keys. What that changes for a buyer — whole, or one of eight.

Sant Elm — Mallorca’s Wild Western Edge

The last village on the southwest coast — Sa Dragonera offshore, the Tramuntana behind, and nothing beyond it.
