Why one mandate

Most homes in Mallorca are listed with five agents, five texts and three prices. Buyers notice. We do the opposite: one mandate, one prepared file, one story told the same way everywhere.

We prepare

Film, plans, drone, floor plans, permits checked, price argued against comparables. The file is built before the home is shown to anyone.

We present

Our certified agents and a few selected luxury channels present the same story at the same price. No duplicates across portals, no drifting numbers.

Two doors

A whole-home buyer can close at any time. In parallel we can open the home to co-owners — one of four, one of eight — through our operator partners. First door to close wins.

The mandate

What you sign — and what you do not

The Homebase Mandate is a conditional agreement: an agreed plan, an agreed price, an agreed time. It does not bind you to sell if the plan does not close.

Price agreed up front

Whole-sale price and, if relevant, the co-ownership base price. Both set with you before the home goes to market.

Exclusivity, with a clock

Six to twelve months. Enough time to do the work properly; not a lifetime. Due diligence in the first month at our cost — you can withdraw freely in that window.

As-is, or lifted

Sell the home as it stands, or let us bring it to move-in-ready first. The lift is paid by you or by a completion partner — never hidden in the price.
