Co-own this town palace in Palma’s old town
From four weeks a year, in a house that is ready when you arrive.
A historic house in the Calatrava quarter, a few streets behind the cathedral, with its patio, its stonework and its listed coffered ceilings. You own a share of it, and someone else does the work.
Four floors and a roof terrace, five bedrooms with their own bathrooms, a guest studio, an indoor spa pool and a garage. Delivered finished, shared by a few owners and looked after all year by people who live on the island. Buy the shares that fit your time.

The stone stays. That is the point.
Palma’s old town is protected, and rightly so. The medieval walls, the timber structures, the coffered ceilings, the polychrome decoration and the eight-point star motifs in this house are listed — they cannot be removed, and nobody sensible would want to. What the project does is build a modern house around them: light, air, services and comfort threaded through a structure whose oldest parts are fourteenth century.
You do not get this by building new. There is no vacant plot in the Calatrava quarter, and there will not be one. The street front dates from 1880; what stands behind it is older.

Above the rooftops, the cathedral.
The top of the house is a terrace with a sitting area, planting and a bridge across to the roof of the older wing. From it you look over the tiled roofs of the old town to La Seu — close enough to read the buttresses. In a city where almost nothing is built above the historic roofline, that view is a matter of where the house already stands.
57 m² of terrace in total, spread across three levels of the house.

48 weeks to share. Four weeks of care.
Every share is four weeks a year. Buy the weeks you need, or can afford: one share for four weeks, two for eight, three for twelve. The last four weeks are for the house: no guests, just the care that keeps it at its best.
From the day you plan to the day you leave
You own a share of an exceptional house. We make sure owning it feels like checking in.
Book your weeks in the Guest App. Tell us who is coming, what you want in the fridge and whether the chef should be there the first night.
A car at the airport, the door opens with your phone, the house is clean, cool and stocked.
Boat days, a private chef, massage at the house, tables at the right restaurants. One message and it is arranged.
Close the door and go. We clean, check, fix and report. The weeks you don’t use can be let, and the income is yours.

Calatrava — the quarter behind the cathedral
Soul Palace stands in Calatrava, the oldest part of Palma: a grid of narrow lanes between the cathedral and the old sea wall, where Arab, Gothic and eighteenth-century walls stand in the same street. Almost everything here is a walk. La Seu is four minutes away, the water six, and the airport a quarter of an hour by car.

The map shows the area, not the house. The exact address is shared with registered buyers.
What it costs to buy it, and what it costs to hold it.
Most buyers of a house like this live somewhere else, so the honest answer has two halves: what Spain charges, and what your own country does with it afterwards. Here is the first half, in full.
Buying the whole house
€5,850,000
| Transfer tax (ITP), Balearic scale | €710,500 |
| Notary and land registry | €2,100 |
| Your own lawyer, about 1 % + VAT | €71,000 |
| Agent commission | paid by the seller |
| Total, to complete | €6,634,000 |
While you own it
Every year, whole house
| IBI, the council tax | see the file |
| Imputed income tax, if you do not let it | 19–24 % of a notional 1.1–2 % |
| Rental income, if you do let it | 19 % of profit, EU/EEA 24 % of gross, others |
| Wealth tax, on Spanish assets over €700,000 | Balearic scale |
When you sell
Whatever you paid, this comes later
| Capital gains, non-resident | 19 % of the gain |
| Withheld by the buyer, on account | 3 % of the price |
| Plusvalía, the town hall’s land tax | two methods, lower applies |
| Purchase costs and invoiced improvements | reduce the gain |
The Balearic transfer tax is progressive: 8 % on the first €400,000, 9 % to €600,000, 10 % to €1m, 12 % to €2m and 13 % above. Each rate applies only to its own slice. Tax is calculated on the deeded price or the cadastral reference value, whichever is higher. Figures are indicative and confirmed by your lawyer before you sign.
Spain taxes the house. Your country taxes you.

What a buyer should know
- This is a project, not a finished house. Every image on this page is a rendering of the approved design, not a photograph of a built interior.
- The design shown differs in certain details from the currently approved building project. Those changes can be submitted for approval during construction through an MTO — Modificación en el Transcurso de la Obra — the standard Mallorcan procedure for amending a live building licence.
- The house sits in a protected quarter. The listed elements stay.
- Soul Palace is brought to you by Mallorca Homebase under a cooperation agreement with the seller, Livora Invest S.L. (Soulvillas Group), who hold the mandate and conduct the sale.
