Every Owner Member of Club Homebase gets a personal booking account. See live availability for your property — nights taken, nights free, and your own balance.
Pick your dates
Choose any free dates within your annual allowance. Book from 2 days to 2 years ahead. Minimum 2 nights per stay. No maximum on consecutive nights.
Confirm and arrive
Confirmation is instant. The local team is notified and prepares your home. A cleaning fee applies per stay — confirmed at closing.
BOOKING RULES
The rules apply equally to all co-owners — and each ownership group can tune them to its property, whether it is lifestyle-led, rental-led, or hybrid. They exist to ensure fair access, protect the property, and make co-ownership work smoothly year after year.
Booking & availability
Your annual allowance
1/8 share = 42 nights per year. Own a larger share and your nights scale proportionally. Nights reset each year on 1 January.
Advance bookings
Book up to 2 years ahead. Hold up to 6 advance bookings at once. Once a stay is within 30 days, it no longer counts — freeing a new slot.
Minimum stay length
Standard advance bookings: minimum 7 nights. This prevents single owners from blocking large calendar periods with short stays far in advance.
Short-notice stays (bonus)
Within 30 days of arrival you can book any night the calendar still offers — 2 to 7 nights at a time, one stay at a time. These don't draw from your annual nights; they're bonus access to the empty calendar. The standard stay fee applies.
Peak season (late May–early September)
Roughly weeks 22–37. Each 1/8 share gets exactly two weeks (14 nights) in peak season every year — guaranteed, and capped at 14 so no one takes more. With eight owners that is sixteen weeks, fully allocated. Your fortnight rotates year to year, unless co-owners agree to fix it.
Modifications & cancellations
Change or cancel up to 14 days before arrival. Cancelled nights return to your allowance — and to the rental pool if rental is active.
Guests, safety & insurance
Guest registration
All guests — family or invited friends — must be registered through Club Homebase before arrival. Name and contact details are shared with all co-owners. No unregistered guests.
Identity verification (KYC)
Co-owners and their registered guests are verified through Club Homebase. This protects all owners and meets the requirements of the property insurance policy.
Property insurance
The property is fully insured under a co-ownership policy. Damage caused by guests is covered, subject to policy terms. Each co-owner is responsible for their guests' conduct.
Costs per stay
Stay fee
A fixed fee applies to every stay — owner or guest. It covers cleaning, linen, and utilities. The exact amount is set per property and confirmed at closing.
What the fee covers
Professional cleaning before and after each stay. Fresh linen and towels. Electricity, water, heating, and pool heating where applicable.
What it does not cover
Food, personal consumables, and any optional extras arranged locally. These are always at the owner's own expense.
Rental & local regulations
Rental income split
When a night is rented out, the owner who contributed that night receives approx. 75% of the net income. The remaining 25% is allocated to the shared property maintenance fund.
Co-owner priority
Co-owners always have first priority. No night is rented to a third party if an owner has or intends to book it. External rental is activated by co-owner vote at the AGM.
Local rental regulations
Each property operates within local short-term-rental law. Some markets require a tourist licence — an ETV in Spain, a meublé de tourisme registration in France — and licensed homes can be let freely; unlicensed homes face annual limits. Each listing states the rules that apply.

COMMON QUESTIONS
Can I own more than 1/8?
Yes. 1/8 is the minimum. You can own 1/4, 1/2, or the full property. Your nights, rental income, and costs all scale with your share. Ask us about larger shares when you enquire.
How far ahead can I book?
From 2 days to 2 years in advance. You can hold up to 6 advance bookings at once. Once a stay is within 30 days, it no longer counts — and you can book a new one.
Why can't I book a long weekend more than 30 days ahead?
Short stays are handled as short-notice bonus stays — bookable within 30 days of arrival, 2 to 7 nights at a time. They don't count against your annual nights, but they can't be reserved far ahead. This keeps popular weekend dates fair and open for everyone.
Can I book in peak summer?
Yes. Peak season runs roughly late May to early September — about sixteen weeks — and every 1/8 share is guaranteed two weeks within it each year, capped at two weeks so the best dates stay fair. Your guaranteed fortnight rotates year to year. Outside peak season, the standard rules apply.
What does a stay cost beyond the share price?
A fixed stay fee applies per booking — for owners and guests alike. It covers professional cleaning, fresh linen and towels, and utilities including electricity, water, and pool heating where applicable. The exact amount is confirmed at closing.
How does guest registration work?
Before any guest arrives — family or friend — their name and contact details must be registered through Club Homebase. All co-owners can see who is using the property. Unregistered guests are not permitted.
Can family or friends use my nights?
Yes. You can invite family and close friends to stay using your own nights. Bookings are made through Homebase Booking and follow the same process as owner stays — including guest registration and the stay fee.
What happens to nights I don't use?
Unused nights can enter the rental pool — if co-owners agree to activate rental at the first AGM. You always retain priority. Nights you want to keep available are never rented out without your consent.
How is rental income split?
When a night you contribute earns rental income, you receive 75% of the net amount. The remaining 25% goes into the shared property maintenance fund — covering additional wear from more intensive use.
Are there limits on how many nights can be rented out?
It depends on the property and its country. Homes with a tourist licence — such as an ETV in Spain — can be rented freely; in other markets a local registration applies, such as a meublé de tourisme in France, and unlicensed homes face annual limits. Each listing states the rules that apply.
Can I modify or cancel a booking?
Yes — up to 14 days before arrival. Cancelled nights return to your annual allowance. If rental is active, they re-enter the rental pool and may generate income.
What if I want to swap nights with a co-owner?
Co-owners can arrange swaps directly between themselves through Club Homebase. Both parties confirm the exchange in the platform. Swapped nights count toward the annual allowance of the owner who uses them.
