
Rental Terms

These terms apply when you rent a home through Homebase on globalhomebase.com. Read them before you pay. When you confirm a booking, you accept them. Your booking confirmation and these terms together make up your agreement.
1. Who you are dealing with
The owner of the home provides the accommodation. Every home we let for short stays is registered with the Balearic tourism authority. We show its tourist licence number (ETV) and its national rental registration number (NRUA) on the home's page and in your confirmation.
Mallorca Homebase S.L., CIF B75793141, Joaquim Fuster 95, 07006 Palma de Mallorca, Spain ("Homebase", "we") manages the home and handles bookings for the owner. We take your booking and your payments, send your confirmation, and are your contact before, during and after your stay.
2. Two kinds of stay
Short stays of up to 30 nights. This is a holiday let under the home's tourist licence (Balearic Tourism Law 8/2012). These terms govern it.
Stays of more than 31 days, up to 11 months. This is a seasonal lease (arrendamiento de temporada, Spanish Urban Leases Act 29/1994, article 3). We sign a separate written lease with you. The lease states the temporary reason for your stay and includes proof of your home elsewhere. A seasonal lease cannot be your permanent home. 3. How a booking is made
- You send a request for dates and the number of guests.
- We confirm availability, the total price and the payment dates in writing.
- The booking is binding once you have paid the first instalment and received our confirmation.
Until then, nothing is reserved for you.
4. Prices and what they include
Prices are in euros. They include:
- final cleaning
- bed linen and towels
- water, Wi-Fi and pool care
- VAT, where it applies
The home's page lists anything else that is included.
Electricity. On short stays, electricity is included. On seasonal leases, the lease states a monthly allowance; use above it is charged at cost against meter readings.
Balearic sustainable tourism tax (impuesto sobre estancias turísticas, Law 2/2016). This tax is due for every guest aged 16 or over, for every night. It is charged at the rate the Balearic Government sets for the season.
- From the ninth night of a stay, the rate is halved.
- Lower rates apply between November and April.
The tax is shown as its own line in your price. It is calculated from the guests you register (section 10). We collect it with your balance and pay it over through the registered operator of the home. Seasonal leases are not tourist stays, and the tax does not apply to them.
Extra cleaning and changes of linen during the stay are optional and charged separately.
5. Paying
- First instalment: 30% of the total, when we confirm the booking.
- Balance: due 42 days before arrival. If you book within 42 days of arrival, you pay in full when we confirm.
- How you pay: by transfer to the account named in your confirmation, or by card through our payment provider. We never see or store your card number.
If the balance is not paid on time, we remind you once. If it is still unpaid seven days after that reminder, we may cancel the booking, and section 7 applies.
6. Security deposit
When you pay the balance, you pay a refundable deposit, normally €1,000. The amount for your stay is stated in your confirmation. Where we offer it, you can choose a damage protection product for a fee instead.
We hold the deposit for the owner and return it within 14 days of check-out. We deduct only:
- documented damage
- missing items
- extra cleaning beyond normal use
Each deduction comes with a photo and a cost.
7. If you cancel
Tell us in writing. We refund as follows:
- 60 days or more before arrival: everything you have paid, less an administration fee of €150.
- 59 to 30 days before arrival: 50% of the total price.
- Less than 30 days before arrival: nothing. If we let the same dates to someone else, we refund what we recover, less our costs.
You can transfer your booking to someone else at no cost, if you tell us before arrival and they accept these terms.
Spanish consumer law gives no 14-day right of withdrawal for accommodation booked for specific dates (Royal Legislative Decree 1/2007, article 103(l)). We recommend travel insurance with cancellation cover.
8. If we or the owner have to cancel
If the home cannot be let to you, for example after serious damage, we tell you straight away. You choose between:
- a full refund of everything you have paid, or
- a comparable home, if we can offer one.
We are not liable for further costs, except where the law says we are.
9. Arrival and departure
- Check-in: from 17:00.
- Check-out: by 10:00.
Other times are possible by agreement.
Keys are in a lockbox at the house. We send you the code and directions before you arrive, once the stay is paid in full and the guest registration in section 10 is complete. The house team is reachable throughout your stay.
10. Guest registration required by Spanish law
Spanish law (Royal Decree 933/2021) requires every tourist accommodation to register its guests with the Ministry of the Interior through the SES.Hospedajes system.
Before you arrive, we ask for these details for every guest:
- full name
- ID or passport details
- nationality
- date of birth
- address
- for minors, their relationship to an adult in the group
You enter the details in a secure online form after booking. The same details set the final tourist tax, because ages decide who pays it. We cannot hand over the keys until registration is complete. We keep this information for three years, as the law requires, and use it for nothing else.
11. Number of guests and visitors
No more people may stay than the number stated on the home's page and in your confirmation. That number is limited by the tourist licence. Day visitors are welcome within reason, but they cannot stay overnight. If more people stay than were booked, we may end the stay without a refund.
12. House rules
- Parties and events: none, unless agreed in writing (see section 13).
- Quiet hours: 23:00 to 08:00. Sound carries in the countryside.
- Smoking: no smoking indoors.
- Fire: no open fires, fireworks or barbecues outside the fixed barbecue area. Fire risk is high from June to October.
- Pets: only by prior agreement.
- Pool: there is no lifeguard. Children must be supervised by an adult at all times.
- Water: water on Mallorca is scarce. Please use it with care.
- Rubbish: sort it as described in the house guide.
- Damage: report any damage or breakage as soon as it happens.
13. Business stays, celebrations and events
Board meetings, team retreats, workshops, weddings and other private events need a separate written agreement before you book. The agreement sets out:
- the number of people
- the times
- catering
- any extra cleaning or staff
- the insurance cover for the event
Without that agreement, the home is let for private residential use only.
14. Extra services
We can arrange a private chef, transfers, a car, boat days and other experiences. They are provided by independent businesses under their own terms, and are not part of your accommodation agreement. Where we collect payment for them, we do so on the provider's behalf.
15. Damage and liability
You are responsible for damage you or your group cause to the home or its contents, beyond normal wear and tear.
Neither we nor the owner are liable for:
- loss of or damage to your belongings, unless caused by our negligence
- interruptions to electricity, water or internet that are outside our control
- weather, insects or wildlife
- works on neighbouring land that we could not foresee
We tell you about any works we know of before you book.
Nothing in these terms limits liability for death or personal injury caused by negligence, or any other liability that the law does not allow to be limited.
16. Access during your stay
The house team may enter for agreed maintenance (pool, garden, repairs) with notice, and without notice in an emergency.
17. If something is not right
Tell the house team or us during your stay, so we can fix it while you are there. Complaint forms (hojas de reclamación) are available on request, as Balearic law requires. You can also write to taa@globalhomebase.com.
18. Your personal data
We use your data to manage your booking and to meet our legal duties, as described in our Privacy Policy.
19. Law and courts
These terms are governed by Spanish law. If you are a consumer, you keep the protection of the mandatory law of the country where you live, and you may bring a claim in the courts where you live.
