From interest to keys, one step at a time

Five stages. Nothing binds you until you choose to reserve, and every stage says exactly what you commit to and what you pay.

The process

What each stage means for you

Each home is its own purchase, with its own owners and its own owners’ agreement. The stages are the same for every home.

Interested

No commitment

Ask your questions, read the brochure and the numbers, and talk to us on a video call. You can request the term sheet for the home.

Pre-reserve

Not binding

Your name goes on the list for the home and the number of shares, with a time stamp. There can be more pre-reservations than shares. Places are offered in time order.

Confirm

Holds your place

When the home is ready to proceed, you confirm your place. If you go ahead, the deposit is credited at closing. If you withdraw, it is kept.

Reserve

Binding

You sign the reservation and pay 10% of your shares into an escrow account held by the notary, not by Homebase. You receive the draft owners’ agreement and the structure to review with your own lawyer.

Closing

Completion

All owners sign the deed at the notary and accept the final owners’ agreement. You pay the remaining 90%. Then the Guest App and the first booking round.

Remaining 90%
If closing doesn’t happen, everyone who paid into escrow gets their money back. A buyer who doesn’t turn up and pay the remaining 90% loses their 10%, because the purchase can’t complete without them.
First signed contract wins. Some homes are also for sale as a whole. If a whole-house buyer and the seller sign first, the home is sold. The owner group that signs first gets the home.
The owners’ agreement starts from our default draft. Its final form is agreed by all owners, at the latest at closing. Spanish law applies.

Pre-reserve your shares

Not binding and free. You get a time-stamped place on the list, and we come back to you within a day.
