How co-owning works

Shares are set per home, not by formula

Shares

Sized to the house

Each home is divided into the number of shares that fits it. On the larger homes it is often 12 shares, each with around four weeks a year. Buy one share, or several.

Owners

A few owners

Shares are not owners. A family can hold two or three, so a home of 12 shares is often four to six households. The seller can stay as one of them.

A home of about €1.19 million including taxes and costs, divided into 12 shares, puts one share below €99,000. A five-star home is priced the same way, from its own numbers.

Until the notary, we work to find the right owners at the right price. After the notary, the owners buy the services they want: for the ownership, the house and the stay.

Before you buy, you see what we receive from the seller side, what each service costs, and what is passed on at cost.

When a home is soldThe seller’s commission

Shared with the agents and partners who find the buyers. If the home is listed by a partner agent, a finders and organisation fee is agreed with you up front and shown in the offer.

Owners Management per share, Property Management per home. Work by others is passed on at cost, with the invoice.

A share of the rental income from the weeks you let, and a fee for upgrades agreed before the work starts.

Two ways to hold it

Your name on the deed, or shares in a Spanish company

Every home uses one of two structures. We choose it per home, with our Spanish lawyer, before anyone signs.

Direct title

Co-owners on the deed

  • Each owner is on the escritura with a percentage of the house.
  • An owners’ agreement sets use, costs, decisions and first right to buy a share that is sold.
  • Owners waive the right to force a sale or division, for up to ten years at a time.
  • Each owner files Spanish non-resident tax on their own share.

Spanish company (S.L.)

The company owns the house

  • The S.L. holds the title. Owners hold shares in the company, recorded in a cap table.
  • Changing owners means transferring company shares, not a new deed.
  • Private use of a company-owned house has tax consequences in Spain and at home. We check them per country.
  • Selling shares in a property company can still trigger Spanish transfer tax.
